Turnkey vs Labour Contract Interiors: A Pune Owner's Guide

Turnkey versus labour contract interiors in Pune — what each model means, where each wins, and the hybrid most owners should consider.

Updated 10 October 2026

Figures are indicative 2026 ranges from our own Pune project pricing. They are not a quotation — a real number is tied to a drawing and a material list.

The choice between a turnkey contract and a labour-only contract is not about money. It is about who absorbs the risk of a wrong material, a late delivery and a rework.

Both models work, for different owners.

What each model means

Turnkey: one party designs, procures and executes, and is accountable for the finished result. Labour contract: you buy materials, the contractor supplies labour, and you carry the coordination risk. A hybrid — design plus material specification, with your own contractor — is common in Pune.

Where turnkey wins

If you cannot be on site weekly, turnkey is usually cheaper overall despite a higher headline rate, because the cost of delay, rework and duplicate purchasing lands on the contractor rather than on you. It also gives you one warranty contact.

Where labour contract wins

If you have a contractor you trust, time to supervise, and a genuine interest in sourcing materials yourself, labour contract can save 15 to 25 percent. The saving is real but it is payment for your time and coordination.

The hybrid most Pune owners should consider

Design and material specification from a studio, execution by your contractor. You get drawings, a BOQ and a finish schedule that can be priced competitively, and you keep control of procurement. It requires the studio to supervise at key stages, which should be written into the fee.

Common questions

Is turnkey more expensive than labour contract?
The headline rate is usually higher, and the total cost is usually lower, because rework, delay and duplicate purchases are the contractor's cost rather than yours. Whether that trade is worth it depends on how much time you have.
Can I buy materials myself and still hire a designer?
Yes — that is the hybrid model, and it is common in Pune. The studio produces the specification and supervises critical stages; you procure against the schedule.
What should a turnkey contract include?
A room-by-room BOQ with named brands, a milestone-linked payment schedule, a written variation clause, a programme with dates, and a snag-closure period. Missing any of these shifts risk back to you.
