A 1990s flat in a well-built Kothrud society with original wiring, 15 mm plumbing and a load sanction that could not run two air conditioners. The renovation started with a survey, not a mood board.

The structure was sound and the location was excellent, which made renovation the right call over moving. But almost every service in the flat was at end of life.
What we changed
- Opened inspection points and found TRS wiring and undersized plumbing — both replaced entirely rather than patched.
- Applied through the society for an electrical load upgrade to 7 kW, and put the application in week one because MSEDCL timelines run independently.
- Confirmed with a structural engineer that the two walls the clients wanted removed were load-bearing, and designed around them instead.
Outcome
Fifteen weeks including the load upgrade. The clients kept the location and gained a flat that can carry modern loads.
